Hi @Jennifer Lee , I agree with @Mark Creason . I recommend hiring a civil engineer that is familiar with the area and approval process in that area.  You want to make sure that the site is "buildable" to what you desire.  A step further would be to enlist an architect or design professional to put together a feasibility study.  They can come up with a design, a cost-estimate and a schedule.  Put together a proforma to see what it would take to buy the land and build.  Prove to yourself on paper (design-wise and financially that the project can work).  Don't rely on a rendering.  The loan can be a construction loan.

Thank you @Mike Reynolds and @Patrick Liska .  Just to clarify, the portion of the wall you are looking at is actually a screen wall and not retaining earth on the other side.  In the second picture, if you look closely you can see daylight on the other side.  The grade on the opposite side of the wall is lower, so the bottom of the wall is becoming a retaining wall.  The picture is being taken from the high side of the grade.  Drains are on the opposite side of the wall.

I have a friend in need of an assessment and recommendations of cracking in a concrete block retaining/screen wall between their single family home in and the neighbors.  Clearly there are foundation issues here.  You can see through to the other side!  Contractor recommendations are also helpful, but would prefer to speak to engineer first that can assess and recommend options to fix.  The home is in Santa Ana, California.

@Matt I. Welcome!  I think it's great you are thinking along these lines.  I have been my own client and you would be surprised what you are capable of.  Your technical expertise gives you a leg up.  I would suggest learning the business side of things by finding a mentor and reading as much on BP as possible.  Feel free to message me if you have specific questions as you are starting out.

@Chetan Naik , my experience in modular construction has not been that great.  It depends on your building type and what you are trying to accomplish.  I have worked and am licensed in PA and in my experience the pricing ends up being comparable... again, it depends on what you are doing.  The advantage of doing traditional, ground up construction is that you don't have stick to particular module and you can truly customize the building to suit your needs.  To answer your question, I would meet with both type of designers.  Just my $0.02.
