Paul, the reason you're not getting a ton of responses is because you posted in the commercial multifamily section. I'd check out @David Pere and Military to Millionaire about how to utilize your VA loan and learn a ton of other great stuff. Let me know if I can help!

@Justin Goodin he has tons of videos about using it. Have you watched those? Also, I think he has an online community. You might be better off working with those guys because they know where everything is at.

I'll be the contrarian here and disagree with the people above. If you're making a decent salary and doing absolutely everything you can to keep expenses low, you shouldn't waste your time house-hacking. Get roommates, live with your parents or just rent a crappy place and keep living costs low. 

I probably wasted over an entire year and a half finding, buying, fixing-up, and then later selling my house-hack. Don't get me wrong, it was a fantastic investment and made me a bunch of money, but I probably would have made much more if I were to just focus on multifamily from the beginning. I didn't know any better though. 

If multifamily is where you want to be, go there. Don't deviate and don't stop until you've done a deal!

I love Kansas City. I lived there for a short period and the area is great. I wouldn't hesitate to buy there.

@Strom Lee there's a reason that experienced folks talk about going bigger being easier. Have you gotten a term sheet from your bank for those types of properties? 

In my experience, the lending for smaller banks on commercial units isn't great.

If you're looking for a good turn-key operator, i'd talk with @Zach Lemaster. I haven't bought from him, but he's a good guy.

@Jake Greener a joint venture is simply finding someone else to partner on. The legal costs are significantly less than going through a syndication filing.
