Here's an off-the-wall topic: has anyone ever developed a cremation garden and/or cemetery? I have a couple of questions that I could use some guidance on.

Nice list, @Nate Marshall. I stress test every deal I do and have some things I look for, but interested in your process too. What's on your list of "kinds of crisis that can occur"?

What size and type of loan are you looking for? What is the project you're trying to fund? Depending on a bunch of different factors, you need to be looking in different spots.

I don't understand your post. You want to list a property on costar and loopnet? Just use a broker. What kind of property is it?

@Nick Love I asked myself the same questions and I couldn't find a great source for answers. To get over it, I started a podcast focusing on interviewing passive investors about their fears. I just started, but have a few episodes out.

Post: Looking for podcast guests!

My podcast, Fear Free Passive Investing, is looking for guests and I'd love to interview anyone with experiences to share! I interview passive commercial real estate investors about overcoming fears they had when beginning to invest. I'm looking for guests who hold a job, but have chosen to passively invest in syndications, REITs, crowdfunding, etc. My goal is to help potential investors who might be on the fence about real estate investing, but need actual stories to help them get over their fear.

If this is you, i'd love to chat.

@Matthew Middleton seems like you’re on the right track. If multifamily is what you want to do I would stay involved and get educated on that. You don’t need a ton of capital to start. It helps, but there are ways around it. It’s easy to get distracted on BP so pick a strategy and stick with it. Good luck!

@Keith Meyer how much equity do you have and what’s the total raise? I’ve done one and legally it is difficult. Seems like you have a good understanding of the structure. The most important thing is that you’ll be a co-owner. You need to have a really strong operating agreement. It makes it easier that you’re the owner of the equity, but your partners will want to be covered too.
