@Kyle Harrison A warm welcome to the community. @Dmitriy Fomichenko already shared some great tips for getting started! In addition to the BP podcasts, I'd be happy to recommend a few others depending on the type of investing you're interested in? I'm based in NWI, so if you are ever looking in my neck of the woods, I'm happy to answer any questions. Cheers!

@Cody Jensen I just attended a session with Michelle Brady of Equity Trust at my local REIA meetup, and her company seemed reputable and a go-to resource for those interested in using self-directed IRAs to fund their real estate investing.

@Donald Coleman I chose to go the online course route, but I'm an introverted self-starter, Type A, online-learning-lover and wanted to get my license faster than a traditional in-person course would allow. If you have the patience to go through an in-person course, get more interactive with students/teachers/brokers, and learn the concepts more deeply, it might be wise to go to a traditional course. All depends on your learning style and your timetable.

I'm also a new investor, but I think @Adrien C. might have a good idea about estimated costs for the area, since he's based in NWI.

@Coya Stewart I'm also a new agent and am finding that it takes more time than you expect to get into the groove. If you have the opportunity to go full-time from the get go (if you have 6 months of savings set aside or a partner/family member to help support financially), that makes all the difference!

@Tim McSherry I just got my real estate license a month ago, so it's still fresh on my mind. I'd recommend listening to as many real estate agent related podcasts as you can while in real estate school. Helps cement the concepts and shed light on the real world application of what you're learning - that made a significant difference for me when I took the exam because a good number of questions were asked in real life scenarios. If you understand the concepts at a deeper level than the books/lectures themselves, you'll feel more confident and fare better during the test.

@Carl Zurbriggen I'm based in NWI, too. Congrats on getting started in investing through house hacking!
Have you read Set for Life by @Scott Trench? I'd highly recommend it as a roadmap to setting yourself up for FI, and it may cause you to rethink investing in your 401k in favor of better returns elsewhere.
Here's to your REI adventure!

@Jake Jessen Have you connected with @Adrien C. here on BiggerPockets? He's got a good number of connections here in NWI as a wholesaler. You also might want to check out the NICIA group (www.nicia.org), as they have a good number of investor members.
