I moved to Colorado from Wisconsin in 2012. 

The weather here is unbelievable. Very few mosquitos, almost no humidity and mountains as far as the eye can see. 

Not sure why everyone on BiggerPockets who lives in Longmont is jumping in on this thread, but I am in my 29th house, and Longmont is hands down my favorite place I've ever lived. 

However, it is expensive. 

Just up the road is Loveland, which borders Fort Collins, and is more affordable. FC is quickly becoming a tech hub, but also pretty expensive and has very strict housing regulations: up to 3 unrelated adults only. The neighbors WILL rat you out, so don't even try.

You mentioned AZ and MT as possible candidates, too.

My experience is that MT is gorgeous and far more affordable, but comes with winters similar to WI - long and cold.

I lived in AZ as a child, and one of my earliest memories is waiting to cross the street barefoot, hopping from one foot to the other so I didn't burn my feet. It is SO HOT.

I viewed a home that had even more beer cans (well, bottles actually, along with hundreds of Jack Daniels bottles) up in Fort Collins. A pizza box tower that was in the middle of the floor, no idea how he kept getting more on top. 

The piece de resistance was the 10 years worth of whiskers piled into one of the two sinks in the master bathroom. It was taller than the sides of the sink.

No feces though.

Read your state's landlord tenant laws. Read your city's landlord tenant laws.

SCREEN your tenants. CALL their references. Verify their income. Use a great lease.

Inspect your property on a regular basis. One of my friends changes the furnace filter in the home every month for the tenants. This accomplishes two things: 1. the furnace filter actually gets changed every month. 2. he's inside the home once a month, and can generally keep an eye on the interior. His tenants aren't cooking meth or growing pot inside, and the house doesn't look like a bomb went off (one of his lease clauses is keep the home clean). 

Make repairs quickly. You won't always be able to repair the item same-day, but when your tenant knows you're taking care of the house, they'll let you know when things are broken. If left unchecked, a leaky faucet can be a huge water bill or a damaged cabinet instead of a $.49 washer at Home Depot.

Have you read the lease? I'd put them on my own lease as soon as their current lease ends - if you want to keep them.
