I was coming here to say the same thing as John. Read the California Landlord Tenant laws to make sure you're doing all that they suggest you do - but ultimately, if he won't share this information with you, send it to the last known address and then when it is returned, hold it in your files.

@Account Closed, I wish more people would read the post before responding based on the headline only...

It appears that either party can cancel based on this new turn of events. And while it stinks that you are out the cost of the inspection, it is also a blessing in disguise. 

Do you have an agent you're working with? I'm not licensed in NJ, I don't know their specific laws, but I'd talk to the agent and ask if there's a way to request reimbursement for the cost of your inspection. I think it's a long shot. The sellers did enter into this contract in good faith, they just couldn't find another house to buy...

I'm the one who coordinates the lease documents and annual updates with attorneys for BiggerPockets. 

We did not initially include a lease break clause or amendment, because a lease is a legal document and by signing it, the tenant is saying they will abide by the terms, which are to pay the entire rent every month for the entire term. If they move out, they're still obligate to pay the entire amount for the entire term.

Due to so many people requesting this form, we are now adding a Lease Break Amendment to the lease documents for this year which gives the landlord the option of allowing this to happen for a fee.

I've owned 2 condos in my life. The first one I bought uninformed, and unaware that the assessment could go up. Second month I lived there, the assessment doubled (from $200/month to $400/month) and it stayed doubled for four years. 

Second condo I bought, a developer had come in and purchased a building to rehab. Didn't pay any HOA dues the entire time he owned it and had sold properties. Was a HUGE disaster, special assessment happened right after I put it on the market to sell so I was on the hook again. I think it was $7,000.

I don't buy condos anymore.
