Hi @Raymond F Dillon.

Our site has rules that must be followed in order to be able to participate in the site. 

Sometimes, an account is deactivated because the member chooses to no longer participate and has deactivated their account themselves. Sometimes an account is deactivated because the member refuses to follow the rules.

@Eric Williams Sit down, right now, and write out all the facts of this interaction. 

Print out any emails or text messages, write down dates of phone calls and what was said, etc.

You need documentation for the potential court case. Get it in writing while it's still fresh in your mind.

Let me see if I am understanding your question correctly. 

You own Company A with a bunch of partners, and Company A owns the MHP. 

Those other partners form Company B, to which you will be lending money from your SDIRA.

Company B buys mobile homes to put into your MHP with the money your SDIRA lends it?

When you have to get creative like this, I'm guessing the IRS will NOT look favorably upon the transaction. I wouldn't risk it. 

If I'm misunderstanding the situation, please correct my assumptions.

@Steve K. I would go with Option A, notice of non renewal. They have been horrible tenants, and are costing you a great tenant who doesn't want to live near them.

I would give them as much notice as possible, and tell them if they leave the property in clean condition, you will allow them to vacate early. 

I would not try to get any additional rent out of them, it would be better to have them gone than have an extra bit of money in my pocket.

Hey Nick.

Think about the houses you've seen lately. A friend's house or one you've walked through to consider buying.

What is the shape of it? Not condition, but the physical shape? If you can describe any portion of it as "round" then chances are VERY good that it is a weird house. Geodesic Dome, Adobe outside of the southwest. 

Are there other houses that look like it or similar? 

How many levels are there? A two-story house is normal. A three-story house is borderline weird, but not excessively so. I once walked through a house that had 6 levels. It wasn't exceptionally large, it just had SO MANY STAIRS. That is weird.

Does it look like a castle? Unless it IS a castle, that's weird. Especially if it has a moat.

Does it look SUPER dated from the outside? Like, structurally dated? Mansard roofs are NOT making a comeback and can be expensive to remove.

Going inside, "open concept" is really popular. If the home has a LOT of hallways and walls, that can be weird and expensive to fix.

Does the layout make sense, or is the kitchen in the basement and the upstairs is one giant room? 

Does it have 8 bedrooms and 1 bathroom? That's a weird layout.
