For a student rental, I would maybe paint the cabinets - would definitely not paint the countertops - they won't care if it's blue. 

I'd paint them dark grey and put handles on to keep them from rubbing off the paint.

Fingers crossed on the future sales thats for sure..  We have a waiting list right now and it grows every day.. although you know how that goes 90% will not convert..   

I would be heavily promoting that there is no competition or bidding wars with new construction. Of course, your wife probably knows that. But the bidding wars right now are so draining... I'm getting awfully good at writing offers...

With markets so tight right now, new construction can sometimes be the ONLY way to get into a house. I have clients closing Friday who looked slightly north of our little town, a city not quite so hot as ours, and bought a new build that is 2X the size home they're selling in our town, for the same price as the one they're selling.

I bet your next 60 sell almost as soon as they're available.

Hi @Matt Giordano.

There are three subheads under Find Deals.

Real Estate Listings is where you go to find listings from other members. Clicking on some of those listings will take you to a third party vendor. Those should be noted on the image before you click.

Find Foreclosures is a partnership we have with foreclosure.com. Hovering over the Find Foreclosures option will display a small arrow to the right of the name. This indicates that you will be taken off site.

Ads, Jobs, and Other is the Marketplace, for anything you may be buying or selling on the site that is not a property.

@Douglas Brian Clark, you have to have either a Plus, Pro, or Premium membership to create an event.

@Corey Hayes, why do you want to cloud title? If you don't have a legit reason, don't do it.

@Sebastian Guzman, save every dime you make until you turn 18. You can't buy real estate with zero dollars - and your age will work against you at first.

Start learning your market now. Get set up to receive market listings to see what is being listed at what price in what condition.

Reach out to a real estate agent and start receiving listings. Attend every open house in your area so you can see the condition of the houses and what they're selling for.

Make yourself available to real estate agents as an assistant. Offer to do the things they don't want to do.
