@Ron Angel, If you want to continue to invest in real estate, look into the 1031 Exchange. This essentially kicks the tax can down the road, meaning you won't pay capital gains taxes when you sell, but there are a lot of rules and if you don't do it right, you will owe all the taxes. Reach out to a Qualified Intermediary to get the details on how to properly execute a 1031 Exchange.

I think a point that is missing here is the moving of the refrigerator. I am in the middle of a kitchen remodel and we've had to move the refrigerator like 5 times. (Long story.) Every time we move it, we scrape something - and we're being careful because we own this place.

Refrigerators are heavy. When I was a renter, I expected a refrigerator to be in the unit. I didn't have one handy, and couldn't have moved it if I did. 

I definitely do NOT want my tenants trying to move a refrigerator into my property.

I believe the eviction ban is for non payment of rent. If there are multiple extra people in the property who are not on the lease, research your state's laws regarding lease violations and try to evict based on those instead.

When the weather turns, I get mice. I just moved in, so I'm still finding all the openings in the house. But I heard a mouse in the walls. My husband pulled the baseboard trim off and drilled a hole in the drywall. Out popped the house. We caught it, and took it to a field and let it go. She might not just be hearing things.

@Brandon Fuhrman, I'm hearing a lot of people saying it doesn't matter who shows you the house, but I'm answering a LOT of questions when we're in the home, specific to the house and compared to other, similar homes. If I'm not in the house, I don't have any idea of the condition. If I haven't been in all the other houses, I can't tell you why they sold for what they sold for.

I get that she's busy - I'm busy too. But if you'd rather work with the marquee name - and you're able to close fast, maybe let's-call-her-Pam isn't the right agent for you.

Only personal profiles can post in the forums. The best way to draw attention to your company is to set up a company, and post in the forums and provide value without self promotion or advertising.

Set up a Company Profile by creating a Company at https://www.biggerpockets.com/...

Go to your Signature Settings at https://www.biggerpockets.com/... and make sure your company is linked to your signature.

As you post valuable and helpful information in the forums, people start to see that you know what you're talking about. While deal making is not allowed in the forums, deals just sort of happen between people who provide value.

Nice to hear Janesville bounced back. I was there when the GM plant folded, and the town had a dip for a while. Did anyone move into the GM plant?
