I don't do any wholesaling, but I love fix and flips. Having an "extremely handy" husband will be quite the advantage - I have one, too!
For your first flip, look more for cosmetic flaws, like ugly flooring, outdated kitchens and bathrooms. The 1970's and 1980's are your best friends. Although the 90's were pretty bad, too. Whitewashed cabinets? No thanks!

Real Estate investing can be a hands-off way to invest, but you need to put in some up-front hours to find a great property manager who can handle all the issues for you as a landlord. Turnkey Buy and Hold seems to be the most hands-off way to invest, other than a REIT.
There are some great Turnkey providers here on the site, so check out the upper right corner search bar and type in Turnkey.

A great way to stay connected to Milwaukee-area investors is to set up your keyword alerts to include at least one for Milwaukee.

I love Menards, too. I moved from Madison to Colorado, one of the states Menards isn't in yet. But they are in WY, just a hop skip and a jump away, so I do drive the whole way up there when I need something like doors. Can't beat those prices on doors from Menards.
