Hi @Jason Wilson.

To tag someone, you either have to be colleagues with them, or they have to have previously posted in the forum. (Or be an admin, like me.)

If you are colleagues, type in the @ symbol followed by their name. 

To tag someone who has previously posted in the thread, type in @? and a list pops up to choose from. (It's a scrollable list.)

Hi Brit.  

Fort Collins is a college town, and this law does not allow for creativity. When you purchase a home in the city limits, there is a document you sign at closing stating you will not rent to more than 3 unrelated people. It doesn't mean 2 unrelated and 2 siblings, they REALLY do not want you renting to a bunch of people.

Your neighbors WILL turn you in if the tenants make noise, and you will not be able to win on a technicality. IDK other college cities, but Fort Collins enforces this.

The point of wholesaling is NOT to not be a ficudiary to the seller.

Definitely look up equitable title as well. If you're under contract and have the ability to close (either have funds or can qualify for a loan) then I believe you have equitable title. If you have no way to close other than to assign the contract, I do not believe this is equitable title.

@Mathew Fuller, if you are house hacking, please note that Fort Collins has an occupancy limit of 3 unrelated adults in one home, so adding a 4th bedroom might increase the value but you can't rent it out.

@Marichelle Lao, anything you know, you should disclose. As-is typically means you're not fixing anything. Full disclosure means they can't come back and sue you later. (Or more to the point, they are far less likely to win if they sue you.)

If you're listing with an agent, share the inspections with them, have them note in the listing that there is an issue and inspection report available upon request.

Normal wear and tear cannot be charged for. Did your friend have a move-in sheet documenting the condition when they moved into the unit? If not, how can the landlord prove your friend did the damage as opposed to it being there at move in?

It sounds like you're expecting an aggressive landlord. Have there been issues during the tenancy?

You should take pictures of any damages you see for your own records.

@Sean Abrahamsen, agency agreement is standard. What is the $300 for? I don't know any agents who charge to work with them. I'd find another agent, personally.

There are all sorts of online document signing websites. Docusign, HelloSign, CTMe. Send it to him to sign online.

However, I agree with all the other people commenting on them not being married and he's out of town. I'd look for a different tenant.
