Post: What to put on basement floor?

I am finishing a room in the basement and can't decide what to put down for a floor. I'd really like to do tile, as its cheap and easy for me to put it, looks great, and if water got in ever, so what?
But would that just be too cold for a basement? Think buyers would be turned off? (radiant floor heat is absolutely not in the budget)
I personally abhor carpet, and I'm sick of laminate plus it may get moist. Sticky tile would work, but that just looks so cheap. Any ideas?

hey bluefish - I'm not sure you really would want to be investing out of state. I wouldnt pay much mind to negativity though - theres too much of that out there. I didnt have much money either to start with so I pulled out a big chunk out of my house. But get this - Sunday I have 3 mortgages to the tune of 5k due, and none provide me income, and I'm unemployed. So yeah it pays to think hard before you jump into anything.Anyway I still have no regrets, imagine that. Either I'm doing the right thing, or I'm a complete fool, take your pick..lol.

hey Golden - I may not have the greatest advice in the world to give you as I am a newbie rehabber, making many mistakes (read a couple of my posts, they seem to scare a lot of newbies), but reading your post, I just feel ya-I am a 29 yr old single woman, I have two kids 13 and 6. I had been doing very well on my own for a very long time in corporate america. Except, I always just wanted (loosely put, wanted just touches the surface) to spend my life redoing ugly old houses. Anyway I set a mental goal for myself that by the time I was 30, I would be doing that as my career. That was 5 years ago. Don't you know that in December when I turned 29, it just snapped in my mind I had done nothing, and it was time to act. I'm almost done with my first rehab today. Will I fail miserably as a rehabber? Maybe. And let me tell you this first rehab has been a serious test of my persistence. But no amount of naysaying ever deterred me, even from those closest to me. I just knew if I never tried, I would wonder "what if?" for the rest of my life.
Maybe your hubby won't be supportive at first. Maybe you'll have to go at it alone to begin with. But if you want something bad enough, I think it's a price you may have to pay. But I do bet hubby becomes much more supportive when your "dream" pays the bills in the house. He'll come around. Anyway - if you want it- Go for it. Good Luck Golden.

Hey my rehab may have been a little more than I expected to bite off..BUT...after 2 months of following the strict letter of CT LL-tenant law, I had my first eviction hearing today, and my tenants are now on their FINAL 5 day stay of execution. Hey I dont mind if they take the extra day, just so I can personally park myself in front of my rental in a lawn chair with a corona in my hand and watch my tenants and their housefull of TJ Maxx furnishings be thrown on the street by the marshall....But either way - they are out, and come April I put 2 properties on the market. Not too horribly shabby. Point of the story is - newbie investing may be rough, but if you stick to anything, eventually it starts to go somewhere. Or so it seems anyway...wish me luck-

Oh and Noobdog...my original profit was about 40k (after ALL costs) I actually had to think about that one too cause I couldn't remember anymore...lol...all I think about anymore is - how to make those doors fit..will that plumber show up on time...did I pick up that permit?...god I'm sick of Home Depot....That kind of thing.

I did spring for the granite which will be installed this week, or next week. I'm riding them to get it done fast. Besides that theres finishing work...but plenty of it. Plus some landscaping. Odds and ends to make the house WOW!...But the big work is all done. My goal is to get it all done this week. I've upped my crew to 4 to meet my 4/1 mental deadline.

Bluefish -
Are you staying in CT and investing in Philly?
And hey - I'm sure I'm not the only newbie with ridiculous expectations whose taken a nice smackdown their first time around. At the end of the day, next rehab I know exactly what NOT to do. Now there's a subject I know all about...lol.

100% investment property loans are still out there ( I just got one last month and several lenders were offering it), but the terms aren't the gretatest, probably not ideal for a long term holding situation. You're probably better off putting money down to have a better rate for the long term.
