Whats up Steven, I'm in the same boat attempting to connect with my local market more. This month would be a great time to start connecting with the locals and finding out how to get started here in SD. Tim G is putting together a meet up that should be epic. If you can't make that meet up there is also a REIA meet on Sept 15th in the north county. http://www.biggerpockets.com/forums/521/topics/221... I've heard great things about this particular REIA. It will be my first time attending any type of meetup or event. So if you feel like giving one or both a try, you'll be in good company.

Great Points @Dan H., We are in the same boat as @Jake Thompson and his wife. I Really want to start with a Quad first to start at Owner-Occupant. Its hard hearing all the negativity about how it's impossible in our local market to make a profit. Hearing from someone like you makes me feel that it's very possible, if we are willing to be patient for the right deal and put in the work once we find it.
I think the most important thing for @Jake Thompson and I is to remember that it has to be a legitimate deal from the beginning. Which most likely means off market and no where near turn key.

Hello everyone from the other side of the state.
I'm not from your local market, nor do I plan on it in the near future. I work at a company called HDsupply who offers free classes that I think could be valuable to someone looking to be a landlord. I unfortunately missed the openings from my local area (san diego). Rather than pouting that I have to wait until next year for a new schedule. I have decided to try and add some extra value to the BP site or to up and coming hopeful investors like myself.
HDsupply offers free training classes on topics that pertain to Multi-family housing and other topics that could be useful to us. Sacramento has 2 classes coming up before the end of the year.
On October 13th 2015 there is a Heating - Gas and Electric (Extended version)
This 6 hour class is designed to include hands on demonstrations if customer provides parts and furnaces as follows:
1.-Gas or Electric heating furnace and as many of the following parts as possible:
This class it's designed to cover both Electric and Gas controls and how they work on air handler type systems. Controls on other types of systems can be discussed at the student’s request.
At the completion of this course the student can:
October 29th 2015 there is a Kitchen Appliance Repair (Extended Version)
This is a class designed to have a hands on component. Students must bring their own multi meters and basic tools. Property must provide used appliances including refrigerator, stove and dishwasher plus as many of the following parts as posible.
