I like the idea of having people's avatars on their name badges - maybe not avatars but at least screennames would be nice. Even the people that have their real pics up may be hard to recognize when we first meet each other in person. It could just be like the real name on one line and then the screenname underneath.

to answer the original question, I have been looking for either a strict investment property OR a 2-family house to both live in and rent one family out. I have zero interest in wholesaling at this point just has not worked out at all in my experience.

no I am not only looking at the mls. I do check it often but that's one of many avenues I have tried, including working with realtors, lawyers, etc. What I have found is, everyone is looking to help their friends or earn a kickback and screw you. You have to be very careful.

Some people will say it's not worth it, some will probably say sue for non-performance. I think you'll have to provide more details about exactly what paperwork you have that the seller signed, before anyone can give you much advice.

I'm sorry if I'm missing something obvious here but the title of this thread is how to make sure you tenant will change an air conditioner filter, so why are we talking about furnaces??

curious about this program as well

Sorry this is not something I ever thought of, why exactly do we care if the tenant does not change the a/c filter? Also, are we talking about in some kind of central air setup, or window a/c units?

When I rented in Queens from a large apartment company they had a page dedicated to this. It basically just started that the tenant agrees that he or she has been advised to purchase his or her own renter's insurance and understands that his or her belongings are not covered by the landlord's policy. I had to sign and date it.

@ Mike - I have attended a few Meetup groups for Investors, but these guys are looking at getting in the business just like me. The first question I asked was "Who is Making Money" and all I got was crickets like I had told a joke. I figured I would just find somebody that was actually "doing it" and not "Trying to do it". I have closed a few deals back in 09' and early 10' but it was trail and error and I paid for a lot of the mistakes adn learned a lot from it as well.

That is exactly what my experience has been as well. All the meetings around here that I have found are a total joke; it's a bunch of amateurs talking about what they're going to do someday, and never doing it.
