in my experience, wholesaling is completely impractical in NYC and long island.

A few questions:

1.) are you suggesting buying mobile homes cheap and then moving them from wherever they are, to an investor-friendly MHP? How much does it cost to move these things? I'm a little confused because on one hand you seem to be suggesting this, but then you also talk about how expensive and complicated it is to move them.

2.) There are lots of different strategies being suggested here, are you suggesting renting the MH's out, or rent-to-own, or what exactly?

3.) I believe you said that MHs are not considered real estate, but rather property - so does that mean it's a relatively quick and easy process to bounce out a tenant who isn't paying? Or did I misunderstand? Also, if they are indeed considered personal property and not RE, how does that affect legal issues like the lease, tenant rights, etc?

Plus how many of those wannabe landlords will be pulling out their hair and dumping the properties at a loss 1-2 years from now when they realize they aren't cut out to deal with tenant stress...

I am considering trying out buying tax liens or deeds to build up cash until I have enough to secure a rental or two, or buy a house to rehab.

First, if I want to attend an auction in person, where are the best auctions in the northeast? ie NY, NJ, CT, MA, PA ?

Second, is 10k enough for me to start investing in these? Or would I realistically need substantially more? How much do tax liens typically sell for?

All the ones I have been to sucked.

7) The least?

Finding out that the speakers/presenters and/or other visitors are totally clueless morons who have never closed a real deal in their life, live on the second floor of their mom's house, and are up to their eyeballs in debt yet they're trying to pretend their REI gods and know what they're talking about. Also, finding out that the real purpose of the convention/meeting/seminar/get-together is to try to promote or sell some retarded get-rich-quick scheme or other real estate system / book / dvd / cult.

What would totally RUIN the event is any kind of crap-pushing system-peddling scumbag salesman type of activity. Anyone with an ulterior motive shouldn't be getting up on the pedestal, if you want it to stay unbiased and useful IMHO.

I wanted to resurrect this thread because I am seriously looking into buying property in Syracuse now, and I wanted to see if anyone else would like to weigh in with any more info about Syracuse? Overall it sounds very promising; if I can qualify for the loan I think I'm going to bite.

Has anyone tried lending on prosper . com? Good/Bad experiences? Does anyone know what happens if the borrowers don't pay ie what steps do they take, or do you have to take, to attempt to sue or place a judgment against the borrowers, or whatever needs to be done to try to reclaim your lent principal?
