Just a counter perspective to contribute here.  We share our internet with the tenants. I’ve gotten one warning on illegal downloads - turns out it was my visiting niece, not the tenants. Been sharing it for 10 years w 4 sets of tenants and never run into a problem. It’s a decent rental perk to be able to add at zero marginal cost...

I’m on the path described by @Cody L. and now have the Refi done on my rental property and the HELOC in place on my primary. Now I'm looking for the right deal, and I'm petrified...but also excited!

Congratulations @Travis Bronik this is the story I want to be able to tell in 2019! How did you find the property? That 30 year fixed is an awesome get for multifamily. The cash invested seems low if that’s all in including closing costs and reserves...?

@Jim Macedon don’t think of it as them doing nothing. They are, in fact doing something monumental: taking a big chance on an unknown kid. For every time they strike gold, remember that they also lose some of these at bats as well...
