Indeed. I provide housing to people in DC and it is extra work! Licenses, TOPA (though that’s less of an issue now) and generally tenant friendly. It has been a lucrative market over the last 15 years though!

my tenants pushed and pushed until finally I got Venmo. I’ve never looked back and I use it across all my local properties now. I have a property manager for my properties in Atlanta, and I just et the direct deposit. I will ask him if they are thinking of switching to something like Venmo or Zelle....

High quality problem! A lot of information here, perhaps too much about your personal finances, and I don’t really have any words of wisdom. I’m in a somewhat similar place on figuring out how/where to put money to work. These are tough and somewhat scary decisions, and right now I’m taking my time and reading and looking for the right opportunity.
Not sure it helps, but hey, at least you’re in good company!
