Under (and around) 100k is my niche here in the suburbs of Detroit. 

3rd largest city in Michigan. Population growing. Jobs growing. City development in the works. Rental demand is STRONG in the right areas. 

If you're interested, I'd love to talk! I live in this area and have all the contacts to make it happen, looking for a cash partner to scale up!

This may seem like a stupid question, but I hear @Brandon Turner always talking about Finding a Deal and the money will come. 

I find potential deals frequently. Problem is, good deals don't last long. By the time I find the deal and communicate with a potential investor, the deal is scooped up. 

When they say, "Find a Deal" are they referring to get it under contract?

What if you get it under contract and cannot find a private money lender that's interested?

I'm at the point where I have a few people interested in Private Lending for me to scale, but not sure how to approach this moving forward.

@Marisa R. Do you only focus on Detroit? I've had great success thus far in the suburbs. 

I've been focusing on neighborhoods with Developmental Plans for a Walkable Downtown. Royal Oak did this and values have gone crazy! 

Also, Cadillac is coming back to Warren and we have GM/Chrysler adding thousands of jobs through the next few years & pumping billions into their plants. 

People keep talking about the Real Estate market bursting, I think it's just getting started here around Detroit!

@Anne Smith Wow! Great info. I thought his story was a bit odd and everyone around me is saying stop looking so deep into it. Thank you for revealing that bit of info. Last thing I want is someone destroying my place, not paying, or committing crimes.

@Sam Shueh Yes he has a Michigan drivers license and provided his number. I asked for his Student Visa and Passport and he got real funny about it saying no ones asked me for that before. I told him we can't move forward until I get the Visa and Passport and I haven't heard back from him since.

@Tanya F. He works as a manager at a gas station in Downtown Detroit. He showed me the last 3 weekly pay stubs showing $840/week. My rent is $975/m so he's making 3x more. Just not sure how I can get anymore information about him.

I had someone apply who's a Nigerian Exchange Student that's only lived in the states for 2 years He's working full time making $840 per week & meets the income requirements The problem is he doesn't have a social security number. I'm unable to run a credit or background check without it. He had a license that he gave me. Other than this, he looks good. No pets, has a couple references, but I'm concerned I can't dig deeper into his background. Has anyone else ever experienced this situation? How would you deal with this? Thanks

@Sam Shueh https://www.zillow.com/homedetails/7319-Wiegand-Center-Line-MI-48015/83476201_zpid/ I have posted the property on Zillow & ive gotten about 20 leads from there this week. The problem is not all show for the appointment and some have cats or don't meet other qualifications.
