Hi Everyone,

I've been a member for a little while, but have mostly done used it for learning up until this point, but am getting to the point where I want to be more active and am working towards my first buy and hold investment.  House prices have skyrocketed where I live, since we bought in 2011, so we will be looking likely out of state for our first, and will probably be going the turnkey route.  Been doing a lot of research on different companies and markets and am trying to do a little more due diligence to narrow down to exactly who we want to go with.  Really liking the Dallas and Houston markets, but also considering Kansas City, MO and possibly Indianapolis.  Will be definitely be making a trip once we narrow it down.  Any advice from people with experience in the above markets, or companies within those markets is greatly appreciated.  Thanks,

Do you need to go to real estate school for your real estate license? if you know enough information to go take it on your own without the real estate school can you just go get your liscence?

My name is Ryan Smith, and I'm a wholesaler in St. Clair County, IL. I also do deals in St.Louis, MO. I have a couple of deals under my belt, but I do considering myself wet behind the ears. I have been studying real estate for over a year now, but recently started taking the necessary action to be successful, and I have been making some really great progress and connections.

I was recently laid off of my job of 3 years at United States Steel due to market conditions, in which I was a manager in the Business Department. Since then, I have been going full force with my wholesaling business with the goal of not having to resort back to the 9-5 life. I understand that this will take great sacrifice and dedication, but I am up for the challenge. Ultimately, my goal is to continue to grow my wholesaling business to the point in which I have a very strong presence in my target markets; once that is accomplished I will start to venture off into other markets. Currently my goal is to close on 2 deals per month.

Another goal of mine is to build up my net worth through buy and hold properties. Once I am established in my wholesaling business I would like to purchase at least 2-3 rentals per year. I am aware of all the different strategies used to acquire property for cash flow, and I plan to find the one that best fits my business model and apply it accordingly.

Real Estate is my definite purpose in life, and I plan to work as hard as possible to accomplish the goals I have set for myself, while also helping as many people as possible along the way. I look forward to all of the many connections I will make on BP, and will definitely take advantage of the network and tons of useful information that is shared throughout the forums.

I am a licensed real estate salesperson in NY and I am new here, but I've been helping local investors list and sell their properties quickly and effortlessly on their end.

Any tips on how to find investors to partner up with?

Hi Everyone, 

I am currently in Tempe Arizona working as a Real estate private equity fund accountant. I am in the process of helping my Mother invest some of her capital into the Arizona real estate market. I have been consistently listening to BP podcasts but not very active on the forums. 

I am currently a licensed agent although I do not actively practice. I primarily picked up a license to facilitate buying and selling of investment properties. 

I currently have a couple of rental properties and a couple potential properties under contract. Barely starting from the beginning and finding my way into becoming more efficient at the process. 

Thanks for this great resource, I look to be a very active participant and continue to stay up to date with pod casts.
