In DC Ditto produces some interesting stuff. I was walking past their 5/Q project and thought how they reconfigured things was a clever use of space as I remember what was on that lot before. They managed to put in some million dollar condos, all which get parking and individual roof decks.

I have had roommates, including those renting from me who were smokers. They have considered smoking with their heads out the window, or in the doorway, or just outside the exterior door as counting as smoking outside. To them it was outside, to me, inside. You may want to clarify, "outside" or just accept she may wind up smoking inside.

I grew up in the South so I won't jump to the conclusion that the person who lives there is racist. Nuts. Tacky maybe. The thing that is bugging me is there doesn't seem to be a whole lot of front yardage, so all this seems a little too close. Well that and the skeleton.
Unless buying in a NYC co-op you can't control who the neighbors will be. There are crazy cat-ladies, horders, partiers, pot-heads, people with several yippie dogs, nudists, former felons, perverts, creeps, and jerks in the world and many live next door to someone.
Depending how long the flags and the signs remain may determine how long it takes to get someone in. Maybe your future renter might sympathize with him, who knows? Find out what kind of neighborhood this is. Maybe the neighbors agree but are smart enough to keep it to themselves.

I guess the best way to get to learn about real estate auctions is to go to real estate auctions. I've now been to (and bid once at) auctions held by AJ Billig & Co, Alex Cooper, and the Ashland Auction Group.
Are there any other auction houses operating in Baltimore City that I should know about? Well ones that have on site bidding and will give me a few minutes to peak at the property before bidding?
I'm not ready for the on-line auctions just yet.

It doesn't seem that they do that anymore. I just got my $4.02 payment for a $200 investment from way back when any DC resident could invest with them. Last time I logged in there seemed to be nothing I could invest in because it required me to be accredited. They say that they might have something for non-accredited investors but it those seem as rare as a 80F sunny day in January.

@Shawn Connors, thanks for sharing. How realistic is lesson #3? The place is an hour away and you have a full time job, realistically how could you have made yourself more available?
