I'm optimistic about Houston but it maybe because I am a native Houstonian.

In the past I've had a good investment in the Galleria area.  Upper Kirby, heights, and Med Center are other submarkets worth investigating.

HD is convenient and cheaper, but I like Lowe's too.  They are just out of the way at times.  Sometime online retailers on eBay or Staples will have specials on Lowe's electronic gift cards for 10% off face value.

@Todd Dexheimer hit it on the nail.  I just asked those same questions to a broker.

To add - Ask if it's been flooded or in a flood zone, question why there are any vacant units (if any), and inquire about the foundation.

Never tried this but a MF broker informed told me to get into the game subscribe to ALN Apartment Data.    https://alndata.com/

I didn't subscribe to the service, so I don't know what it may offer.

In regards to CoStar mentioned above - I was quote the same for just Houston, and $995 per month for CoStar State with an annual subscription with 3 months free.

Congrats!   You're on the right path!  Definitely use an online cloud solutions like the ones mentioned.  They are good but maybe overkill.  Then again excel and google sheets are essentially free too.
