@Chris Tracy - Wealth of knowledge you've communicated.  To support Chris statement, the money is out there, but the deals are hard to find.  At the moment, what I'm trying to overcome is how I can bring value to an experienced partner or co-sponsor.  

Being accredited is nice, building relationships with local brokers & commercial lenders is good, being a part of a investment program is awesome, learning from BP is spectacular, but what else can an investor with no syndication experience bring?  

What other actions to build a reputation can make a person standout?

Lots of good information in this thread.  Yes, passive investments can be made with investment entities.  A lot of those individuals are on BP and can also be found listening on podcasts.  Do your due diligence on the deal sponsors\syndicators, because not all syndicators are a like.  Remember google is your friend.

I concur with all the previous posts.  I'm in the same boat.  If you are focused, motivated, eager to learn, and willing to work it will bear fruit.  Build a TEAM because you can't do it all yourself.  Definitely go to local MF meetups.

If getting a lawyer, search for an SEC lawyer to help with syndicating.

I just learned this myself and haven't done it but if you have some financial securities like bonds, funds, or stocks look into Security backed lines of credit.  It seems like a very cheap way to obtain money at a low loan rate while keeping and leveraging your financial asset.

Thoughts on the Houston market post Harvey? I've read a few positive things about the future but don't want to be invested in a Class C or B property that may turn sour 18 -24 months from today.

I suggest reaching out to some builders or architects knowledgable in the area.  The COH permitting office should give you a lot of answers too.
