I'm about to buy my 3rd investment SFH and all the homes I own including the one I live in have escrow accounts. Is there any advantage of not haveing an escorw and just paying your taxes and insurance at the end of the year ? Or will it just be an extra hassle I'll have to deal with ?

I'm a physcian and very busy at work, but if there is any advantage other than having a stable monthly payment instead of a mortgage payment that changes each year then I'll try it out for this coming investment.

@Aaron Beauchamp , that's for an investment property ? My current mortgage broker gave me a 5.75 % rate ? Is this through a bank or a broker/ mortgage company ?

Can someone tell me what's the lowest mortgage interest rate for a conventional 30 year fixed loan in Houston,Texas for an investment property ( single family home) with good credit and 20% down ?

Hello fellow BP investors,

I'm a physician and recently started investing in real estate . I'm looking for CPAs with experience with RE investors, for possible tax planning and tax preparation . Since I will only own 3-4 properties by the end of this year I want to avoid overpaying for high end CPAs who work with seasoned investors with hundreds of properties. Any recommendations ? Also is it better if they are local CPAs ( I live in Houston,TX) or any CPA should be fine ?

@Lyall Storandt could you send me the CPA that you have recommended to all those people over the past 2 years. Are you still dealing with him/her ?  On average how much do they charge for tax planning ?

@Account Closed I'm just concerned that it's taking me so much time ( in addition to my full time job) to find good deals , and my thought process was if I was part of a larger network ( even by paying a membership fee) I would save on time spent looking for good deals and can purchase more properties. I guess I can probably do the same through REI associations and meetups which cost a fraction of what lifestyle unlimited membership costs. What do you think ?

@Cody L. So in my case , as a starting investor with little experience do you think that a professional who wants to invest in real estate has a good chance of making substantial profits alone without the required mentorship or networking ? Should I go instead to REI meetings around town and meet people ? I'm willing to pay whatever membership fees if I'll get the mentorship, inside information, education and access to things I would not normally have available, but at the same time I don't want to be taken advantage of if possible.

 If you continue along those lines, what you'll basically turn into is a self employed property manager.  Find a good management company, take the income hit, and become an investor. 

Property managers don't get rich.  Investors do.
