@Ben Leybovich you make a great sense I guess god I am so newbie that I look stupid. I am currently reading books to educate myself. I think people feel safer ( renters ) in SFR area more than areas crowded with multi family houses and it also helps the appreciation factor.

@Maurice Bunn you have a very valid point. I think Lewiston market in general is a rental community more than owner one. Some people told me that Lewiston in investors eyes is a buyer market which again I am a newbie with no experience but I am trying to engage and take action, he numbers for me aren't bad at all I might positive less than $100 cash flow but to me this is really great as I will live there for free compared to renting in Portland for almost $1000. I will go this weekend to Lewiston check some properties out and let you guys know about the area. Appreciate all the responses you are great!!

Hi amazing Biggerpockets members!!

I am a new in the real estate arena trying to find my first deal with the strategy of Buy, Live and Hold multi family rental properties. I have been looking in the Lewiston/Auburn area in Maine State and my question is when the multi family property you want to buy is surrounded by multi family houses a lot of them is it better or when the multi family property I wanted is surrounded by a mix of single family houses and multi family houses and why ??

Good morning everyone! My name is Shuma and I came to the states from Egypt with my wife and my son, working as an accountant and things are going well realized that my strong why to have independent financial freedom is to see the development of my kid and hopefully my future kids. I have looking at multi family houses in towns near Portland Maine because I can't just quit my main resource of income and I realized that Lewiston is a great potential market as I wanted my strategy to be but hold and rent and rehab to upgrade rent. I wanted to reach out to everyone and say that this is the best website I have ever seen I learned a lot from the podcast, webinars, reading posts and most importantly reading books and I am still learning and wanted to take the step to my first owner occupant multi family house.
