I have 2 questions. The first: is anyone is willing to share a copy of a mailer they have found to deliver successful quality callbacks, and the second is how to farm specifically to SFH flippers, or Dulpex - Quad flippers.
I am just now preparing to send out my first batch of letters, but wanted to be able to see a few examples from people who have found success with this approach. I would GREATLY appreciate it!
Currently I am using First American Title to pull lists, but I don't know where to start when it comes to narrowing down the list to places that are most likely under duress, nor can I see where multi-units are specified, and I know there are some within this area, as I have driven around and market some through that process.
Any suggestions?

I really appreciate all of your comments. My take away is that keeping a SFH SF is the best choice.
Does anyone have any Pro's to a convert? Just so I can balance out my knowledge.

We are looking at potentially converting a 1970 style SFH to a duplex top and bottom.
We believe this will bring in more rent, but what does this do to property value, and resale? For ease of conversation, lets say that all the work is done correctly, it all looks beautiful, and everything came together perfectly.
Can I get some input on the pros and cons of this approach?

good luck with your goals! This is a great resource.
I would also suggest finding a local REI Group that you can join and network with. These people tend to hVe great knowledge of the local market, and best contractors, brokers etc.

I would also suggest finding a local REI group in the Austin area that you can begin networking with. This will help give you a running start so when you are ready to devote all your time, you have already established a sound understanding of the market you will be attacking, and who you can turn to with questions along the way.
