Hi,
Conducting analysis on a new opportunity. The specs are below:
Multi-Family
2 Units + 1 store front
2nd floor is rented, 3rd floor started some renovations, but incomplete. I'm struggling with the store front. Has anyone come across these? In my mind it would be a reconfiguration into a unit, but the expense may be significantly large, no?

Hi,
Looking to purchase a property with 2 rental units and a store front on 1st floor. Rent with separate utilities. What threw me off was the current tenants are on month to month lease...? I don't know I've heard of such thing. Given I purchase the property I'm sure I can have them sign a new yearly lease, no? Additionally, perhaps convert the store front into an actual unit, given the rehab cost is not significant.
Any help is appreciated.

Hi,
I'm surveying properties and being this would be my first attempt to purchase, wondering if I'm just being paranoid in investing in a property that has hardboard siding vs vinyl siding - does it matter?? I'm probably the most frugal person in human history, and as I read the pros and cons between the two, I unfortunately come to the conclusion they're both bad.
Hardboard can be expensive if you're flipping, vinyl while inexpensive has a slew of chemicals and OSHA implications.
If anyone has any recommendations, I'd appreciated.
Also, if anyone needs assistance with project planning on flips, I'm open to lend a hand. I'm a certified PMP, albeit, not in construction, can map out a plan that fits your needs so that all areas of your flip or upgrades are covered...just here to help and network.

Hi,
I'm relatively new at r/e investing, but would like to (a) learn more about the business (b) have a question in relation to real property purchases vs coops & condos. Years ago, I worked at a r/e law firm and was exposed to the difference type of properties and their respective values. While I was young and honestly didn't particularly care about r/e investing noticed that most sellers who were selling coops & some condos always recommended me not to ever purchase one. I own two :( coops. One I live in, the other I rent out. Now, I'm looking to get into multi families and continue to expand my portfolio.
My question is- - while not much leverage on a coop, are condos also not recommended as it relates to r/e investing due to the board regulations? How about leveraging air BnB? (despite the regulations).
In my mind the financial return may not be worth it and perhaps I should stick to real property from here on out.
Thoughts...?
