@John Hickey you're spot on. I'll speak for myself, I feel I caught the tail end of Newburgh. While there are still opportunities, there far in between and require a seasoned investor to make it right. Like you, if Newburgh becomes too expensive, which in my eyes it already has become that to a degree, I'll look at other markets. In fact I'm already doing so...

This is inspirational to me as a new investor. I've been called cheap all my life - this is the reason why. Perhaps is fear of not having. I've packed bags at 8, delivered new papers at 12 and flipped burgers at 14. I'm not afraid of work, and now have gotten addicted to r/e. Currently have a 5 units under me and today already in communication to purchase a 3 family building with a store front. Can't say I have not made some mistakes, but honestly no book would've taught me what I know now. I have to always remind myself, stay the course. My point is, when I see posts like these, it re-validates I'm on the right track.

LOL @Chris Mason hahaha! I can't stop laughing at this response...I hate to sound like a jerk, but this was asked for...lol
@John Thedford I was thinking the same exact thing. I've never done a wholesale deal, but the agent being in the mix here just throws a level of complexity that can be a time waster. Normally wholesale deals are where the red tape is eliminated at all costs in my humble opinion.

@Account Closed I was ready to type that. I have a clause for my 2nd floor unit, at bare min 80% needs to be carpeted. Kids or no Kids.
Also, the upstairs tenant has to try harder in my humble opinion. I get it, they're kids - take them to the park to run around. At least try. My take is you want to provide tenants tranquility.

I'd think you focus more on areas on the west side... (south of the arterial) ?which I drove by & saw a slight difference in ambiance.
