@Michinori Kaneko did not. Ended up doing a cash out refi. I did contact a company that may be able to help you.
NorthStart Funding is an option or even TD does it. They do have some stipulations...I opted for the refi bc my appraisal value was less than their threshold...:( for one of the coop apts I own.

There are waaaay more shady contractors than there are shady customers @Matthew Paul, and it's not even close. I respectfully disagree with that statement. I do agree, however, on what you've outlined it's exactly how projects are managed. As a certified PM myself, I detail a plan to the contractor, and nickel and dime every cost. They look at me like I'm crazy. It is not. I repeat, it is not my problem if your subcontractors call out, don't want to show up to work etc. my project is delayed a day after your projected completion, it will be deducted from your funds. Not even up for discussion. I've got burned once, and learned my lesson. Now I'm militant when I manage even a light-bulb switch.

Written Scope of work, signed by both, air tight contract, and check 5 references (recent). Also, 50% is a red flag for me...honestly

@Jonathan A. let me add this disclaimer *I'm not an attorney*, but curious to know whether there was a decomposed SOW with costs tied to them signed by the partners. As a certified PM, any rehab on my properties above 50K, I include a decomposed scope with an approximate cost of materials & labor, and disclaimer on the timing of the project. Work does not begin until each stakeholder has the opportunity to read and SIGN this document.
Let me also add, I've been using the same contractor for 3 projects lol...but I think it's for both our best interests...makes me and him (and team) accountable.
