Every...well maybe not every, but a majority or half of the episodes should be like this one. Quite honestly, I feel there's a great deal of success stories that sound like this is a quick get your path to financial freedom scheme.
The way you described your bad decision making was helpful to EVERYONE! That it is not solely just ensuring the numbers make sense, but there are a great deal of intangibles to consider. I personally have not landed my first deal yet (very close as I have a number of offers), but honestly have walked away from approximately 10 deals where the properties have tenants. The way they want to sell the property is by saying just buy and begin collecting cash. I hate that!!!
I told my agent, I'd appreciate if you quit pressuring me about the $$ factor, I don't like the tenants, and quite honestly don't feel comfortable inheriting anyone else tenants. I'm glad I followed my instincts. In my mind, this can be either good or bad. if good GREAT. if bad, it can be a blow to your budget even if you have reserves & a NIGHTMARE. I think it's good after you've gotten your feet wet when trying to solution these headaches. There were a couple of things you mentioned and I'll re-listen to the podcast that will be instrumental to me in the coming months and year.

Hi,
So I'm still in search of my first deal...and making good progress. Building my team slowly. My attorney is a good friend of mine from college who knows his stuff. That's not why I posted this topic...
So I'm working with a r/e agent who quite honestly I love the guy. He's honest (as far as I can tell), and a straight shooter. Has been in this business for about 40 years or so. We're beginning to get acquainted very well. In any event, if you've been reading some of my blogs and posts on here, I'm negotiating this one deal via a private seller, and caught in between whether I should tell my agent or not.
Just hate to leave him out in the dark. The guy has been phenomenal with me. He has even proposed for him and i to do a deal together for me to get my feet wet...I think at least I owe him that.
Thoughts please.

Hi All,
Curious to know if anyone can weigh in on the differences, and what to look out for when purchasing directly from an owner. After doing some due diligence of my own all I see is the benefit of no middle man (the agent) and ensuring that I have a good attorney (a given). I'd hate to be blindsided.
Some of the stuff I learn:
1. Good r/e attorney
2. Inspect, inspect, inspect
3. secure an escrow account for your earnest money (also is this synonymous with a down payment?) the seller should obtain the fee? (is this true?)
4. Comprehensive Loss Underwriting Exchange Report...for insurance purposes
Any help is appreciated.
