Hi everyone!

I'm here in St. Louis and definitely interested in networking. I'm starting a direct mail project to obtain properties for buy and hold or flip. I would love to learn from and share info with other investors! :-)

I believe the eyesore would negatively affect renting to those who have options. You may want to consider making a call to code enforcement.

Wow! What a thread. My general attitude is if someone has to misrepresent who they are and/or what they are doing then they probably are not on the up and up regardless of whether the behavior is "standard" in the industry.

I would NOT be happy to find out people represented as "partners" and given access to my home and family were simply random people from the internet. 

Thank you for posting about this situation. It's a cautionary tale for various reasons.

You made some really good points. Good luck going forward. I've been thinking about doing the same. If you become an agent will you have to work at a broker's office for specified hours? Freedom is important to me. I'd hate to be tied to a desk.

First of all, this is why I have yet to wholesale a property. I believe in educating myself as much as possible before I even attempt to approach a seller and offer to a REIA or rehabber . I have passed up a few possible great deals b/c I want to not only feel like I know what I'm doing. I want to start off on the right foot. I also want to calculate comps comfortably. I'm seeing that the numbers are where it becomes the trickiest. Marketing, approaching sellers and finding deals are all the most simple parts to learn. Calculating cost, A.R.V. and coming up with a number where everyone wins is definitely not as simple as the 7% formula. I am so excited to start, but not until I can represent myself as professional and accurate as possible. I think that may be pretty soon though!
