Hi @Cathy Waslenko Anderson like everyone has been saying most people are steering away from carpet. It requires a lot more upkeep and even though it might be the cheaper route, cleaning and/or replacing after every tenant will add up. I'm an agent that works with investors and I tell all of them to go with vinyl flooring or hardwoods. Good luck with your renovation!

Hi @Aja Nelson those areas in Delaware county are great places to invest, but you need to make sure you are ready to jump when the right deal comes along. Most properties over there get snatched up really quick since they are in good school districts with low purchase prices and you don't need to do super nice finishes to get top of the market rent or ARV. If you are looking in that area I would suggest finding people that have off-market deals if you don't have those connections already.
