Hey Christian. I’m a Norwegian who invest in USA. Glad to hear you are thinking of doing similar things. I started investing in USA a little over 3 years ago and currently own 5 properties there and am under contract with two more. 

Bank financing has been impossible for me so far, and will most likely be the case for you too. Even refinancing has been impossible for me as a foreigner so far. Hoping that will change soon, but have no reason to think so. 

The best way for you to get financing in my opinion is to find owner financing deals. I bought 4 houses this way with some business partners and it has been a success. 

As a non resident alien investing in USA I’m subject to very heavily withholding tax, as will you be. 39,5% on taxable income to be exact. Just something to be aware of. There is a bunch of things for you to know, but you have so much time! I envy your age and I’m impressed with your ambition.

Bought 2 apartments in Tønsberg, which I rented out by the room. I found that the extra work that is required plus the additional vacancy plus headaches that came with tenants arguing between themselves made it a less than ideal way of investing. Not worth it in my opinion. 

My wife and I have property in Australia(Sydney and Perth), Norway(TBG), USA(Indianapolis), Indonesia(Jakarta)and UAE(Dubai).

The best for cash flow is by far Indianapolis where I’m gross yielding over 20% and net yielding about 10-12%

Welcome to the forum! You have come to the right place if you are looking to connect with likeminded people. 

I have some experience as a RE investor and have real estate in 5 countries now. I have done some deals in Norway, but it’s very hard to do do buy and hold here and get good cash flow. The Norwegian tax code lends itself to live in flips however so if that’s an option for you, then you could do that without paying taxes on your sale, if you meet the simple conditions. 

I have 5 houses In Indianapolis, USA where I invest for cash flow. The houses I bought there were bought between $50,000-$65,000 per house and they all rent out for $800 or more per house. I find that it’s easier to invest in USA than it is to invest in Norway actually as you can outsource anything there at a cheaper rate. In Norway you are pretty much forced to do much of the work yourself.
