I expected a correction over a year ago. But the best explanation I've heard for this continued appreciation is that:

The Population has continued to Surge and Inventory is the lowest since it's been tracked, 1950s.

I'm usually careful to have shorter term projects 3 months max, so I can see something coming and act accordingly.

& Dollar Cost Average - Buy something each year. So you buy high and you buy low. Averages out...

Then of course in the high market, maybe now in Boston, you can "cull the herd" dump a dog that's not performing.

1. All too often I refer folks to John for Private (used to be called Hard) money loans on Real Estate and occasionally he can't finance the "Deal". So they ask me Can you give me some other Lenders?

Well the simple answer is:

If John won't do the "Deal", then it ain't a DEAL! You can go back and negotiate what John says he WILL do!

So, let's listen to John, he'll go through his site and algorithms to see what we should be putting together for Terms on our next Deal. He'll also update us on the many deals he's financed recently.

2. Then we’ll be hearing from Len Theran a professional loss adjuster. Len combines an extensive engineering background with over thirty years experience in adjusting property insurance claims for US policyholders.

you may want to put a crew together, Plumber and Carpenter, to check and correct anything under the kitchen and bathroom sinks. When I change Insurance carriers they want a photo of those areas...

@Chan K. I've got three different carriers. They seem to only take 4 or 5 properties each. I'm not happy with them and have my Dec Pages (redacted prices) out for a review.

What do you have for coverage?

I used to have $250 deductible and $300,000 personal liability. No claims like you. I changed them to $1000. deductible and $1m liability. Same price!;-)

Hey Guys, very tough to get a handle on the market in PR. I usually stay at nice AirBnBs. Last recent trip I was in a condo unit that the owner purchased for $165k. looked good and it was cash flowing, I was almost ready for a similar one but two floors up a nicer unit went for $135k and two floors above that two units had sold for $65k each.

How to figure that market and get the inside track is what I'm working on!

This just in… I’ve had several requests in the last couple of days for Wholesaling - either folks that have wholesale (which means not ready for the Retail market) properties, ready to sell to Contractors or Contractors looking for wholesale deals. So this evening we’ll devote a little time to this. I’ve only got two rules.

  1. You’ve got to have it Under Contract!
  2. It cannot be listed with a Real Estate Broker!!
