2. We had an interesting meeting, 1st Friday of the month 1/4/2019 Movers and Shakers. A couple of new investors joined us, Marcia and Mario who’ve put together a Foreclosure Help business. We reviewed a couple of their marketing pieces and it’s easy to see why they’re so successful at it. We’ll continue our “Marketing Pieces” at the meeting where we send around everyone’s recent Postcards and Letters, the audience initials their favorite and we have a $25 gift certificate for the most popular…Best of all you can take a photo of ones you’d like to use in your own Business!

We also reviewed the Hidden Market tour and the follow-up we’ve had!

3. As my father always said, “Things are Easy, when you know how!” And there’s been a lot of confusion about How the Massachusetts legal system works with Probate (When does Property have to go through the Probate Court after an Owner’s demise? How long does it take? What can Heirs expect? Costs? Documents needed?) SO we’ve got Probate Attorneys, experts, David and Jonathan to let us know everything in Estate transactions from A-Z and which services you may need from them.

Also

Do you have a Will? We’ll discuss how, why and What Attorneys David and Jon can do for you as members of MassRealEstate.

PS My last Will was more concerned with custody of my kids if Robbie and I weren’t here and trying for that Custodian to keep our kids together. My youngest is now 28, so maybe I need an Update;-)

This Evening,

We're starting a New SubGroup:

Door Knocking - Wholesaling - Flipping.

Why? Most property you see is on the MLS (For Sale by a Real Estate Broker) and it's priced for Retail purchase. Most folks buy a home and live in it. They don't need to make money on their home beyond regular market Appreciation and having their "rent" (Mortgage payment - PITI) building Equity as the loans are paid down.

However us Real Estate Investors are in business to make money on Real Estate: Buying at below Market Prices, adding Value in Upgrades/Improvements and Marketing whether the Intent is Buy-FixUp-Hold or Sell.

Hence our going out, to Find Property that might never see the MLS! Tomorrow at 10am.


Last month, October, we hosted Tony Young’s at our main meeting with his Hidden Market strategy. He followed up with a 3 Day BootCamp with 15 lucky Investors. Starting with 10 Foreclosures in our local area we generated 30 more leads. We’re still pursuing most of them with a good likelihood of finishing a great Deal, soon.

All those Investors are still adding more leads to their own “funnel”.


So we’re starting a new Sub-Group! Open to all this evening.

Good afternoon!

This evening! Join us for our Mover’s and Shakers meeting this Friday, November 9th 7-8:30pm. The location will be at Peter's latest project on #65 Victoria Street in Somerville, he purchased a house for just over a $1,000,000 and did it over with high-end upgrades and he's selling TWO units for 1.5M and 1.1M.

This is a smaller group, ideal for networking and sharing what we're all working toward.

No charge to members or guests. Light refreshments included.

Hidden Market follow up.

Last weekend, 15 lucky members of our group had the opportunity to be mentored by Tony Youngs during his 3 day Hidden Market Bootcamp. As a result, we have "K" sending out over 30 personalized letters to houses we found that aren't even listed on the MLS - eliminating competition. We had the chance to speak with some owners of distressed properties in desirable neighborhoods and we're making offers and following up. We've also designated certain members of the team to follow up with specific properties and keep the momentum going. I know with some persistence, we can have a couple killer deals in the next few weeks.

With Tony:

* There was a Day of Classroom instruction on ALL the details of How YOU do it!

* a Day of Fieldwork, not only showing the techniques in Action but adding houses, not on the market, to our list of Possibilities (Foreclosures, Probate, Abandoned and Don't Wanters).

*Then a Day at the Registry, where ALL Real Estate records are kept. We learned How to Value Property! How to Check for Liens! How to Put our Offers together and a Strategy for each! and of Course How to use the Registry of Deeds system!

@Thomas Richardson Sounds good, you may want to use something like a Debt Service Ratio of 1.25 for a quick calculation but whatever you come up with be consistent on all your deals.
