5. MassFiscal alliance is fighting a gas tax our legislators are trying to pass (around our busy Holidays)

that ties us in with several states to automatically increase our gasoline tax. When they snuck this in to California the price of gasoline went up something like $1.40 to around $4.00/gallon… So you may want to check out their site and contact “our well meaning” law makers.

Sad Tale

Jamnick called me in July, it seems he didn’t recognize the $99. charge that we processed with Home Depot for his Membership and he wanted his money back. It was sent back immediately. A little Back Story.. Jamnick claims he does $1.5 million with Home Depot and wanted the Discounts that only NewHamphsireREIA.org & MassRealEstate.net offer with Membership.

So now he’s been cancelled, which means NO 2% on his purchases, paid out twice a year and he must buy 7500 gallons of paint to get the 20% Gold Members discount that WE CURRENT members receive! You could do the math (0.02% of $1.5M = ___) it is a Sad Tale… Don't forget whether you buy a pint of paint or the 7500 gallons that Jamnick (independently) would have to buy to receive that 20% Discount, we still receive the Gold Membership!

1. LiAnn has done an Analysis on one of my rentals that I'm considering for "Short Term". She'll go through the Analysis that she recently completed for a 3 Bedroom, 2 full bath, with a garage and plenty of parking, Single Family Home on Village Street, Marblehead, MA

Most banks in MA do them, you have to let them know it's a Tenant Escrow Account. No you have to send the interest.

@Faith Gracia Depends on how much you've got and what return you're looking for??

 I bought mostly high appreciating more expensive properties rather than cash-flows and think I did better in the long run...

PS North Shore is 15 minutes from Boston? at 3am? ;-)

1. Ok, it’s a kids story but there’s an important lesson here… You should know a Real Estate opportunity when you “meet" one.

After our meeting this evening, Tuesday, June 25, 2019 6:30-9pm:

You will know, if you should make an Offer? You’ll also know your Maximum Offer! And whether you should Walk Away and let someone else Overpay in this Hot market?

Right now there are Too many Folks chasing Too little available Real Estate! The problem occurs when you let your emotions influence your Offer.

Keep in mind that US successful Real Estate Investors have to “Kiss Every Frog” and “Look Under Every Rock” so that we don’t miss ANY opportunities.

Seems everyone today is a Real Estate Genius, with the kind of Appreciation we’re seeing, of course, that’s temporarily true.

But as P. Brimley says

"Nothing Grows to the Sky!”

I’m not predicting a Recession or even a Slowdown but as you know we can make more on adding value, than we can by gambling that this high appreciation will continue:

I.e. Sometimes a $3,000. Exterior paint job can add up to $10,000. in value. Kitchens and Baths, Landscaping, etc
