Good morning,

Quick Quiz - How do you learn? Let me count the ways::

1. Just read a book.

2. Ask your friends.

3. Google.

4. You Tube.

5. Nike "Just Do It!"

6. Meet with a Super Successful Investor, Tuesday, September 28, 2021 5:30-7pm in Marblehead and Listen to them!

7. Get on Bigger Pockets (best way;-)

Kind of obvious, so I look forward to see you this evening at Meet The Builder, who'll pull back the curtain on this 20 unit Home Run in Marblehead (think West Shore Drive area), we'll send the exact address later because it's an Active, actually very Active construction site with half the units Sold and the last few in various stages of completion!).

I'm planning on seeing you folks this evening at 5:30pm, refreshments served, No charge to Members, Only $99/year to join or only $25 for this meeting.

Mike Hurney, Director MassRealEstate.net & NewHampshireREIA.org PO Box 307, Marblehead, MA 01945 [email protected]

PS How are you guys doing on Appliances? The three DishWashers we need seem to be lost. As my father used to tell me

"To Avoid Disappointment, Always Have an Alternative!" Ya but the alternatives are the High End models:-(

Let me know the solutions you guys are coming up with? like on the GDF530PSMSS

& Home Depot says Stainless is out and Black Stainless is in, what do you think???

@Joe Splitrock

Who's side are you on. Landlords can't do this or that...

1st year, 1st semester of Engineering school we learned that, aerodynamically the Bumble Bee can't fly BUT they don't know it, they just fly!

Landlords, meet with your Tenants and get that Rent, quit shooting yourself in the foot!

If you're caught up in this situation...Tenants NOT paying you rent, then I'm sorry but I have NO sympathy for you. There's so much dough out there for Renters between Cities/Towns, VA, Churches, Synagogues and Mosques, etc that you should've gotten off your butt on Day One, reached out and helped YOUR Tenants and YOURSELF!

When the head Judge of the Massachusetts Housing Courts speaks to us annually, the First thing he says is "What is with you Landlords? Where were you at month one or two? Why are you here when you're owed 7 or 8 months Rent? You're probably not going to get much back rent? Are your guys well off or what?

Best time to work with those non-paying Tenants, March 1, 2020, 2nd Best time 9:39am EST June 25, 2021 Come on Landlords, if you have a tough Tenant (i.e. 7 on the 1-10 scale) then you don't have to be an 11, but you do have to be a 7.1;-)

Good morning folks,

As I'm sure you know,

Real Estate Investing success isn’t just about selling houses. It’s about selling yourself… to Sellers, Lenders, Contractors and Buyers!

Imagine what your business would look like with a consistent stream of deals... all from motivated sellers and private lenders in your market who... see YOU as the Clear Choice!

At our next Tuesday, June 29, 6:30pm meeting, We'll speak with former math teacher turned Real Estate Investor, Max Keller about how he stopped chasing leads and struggling, to compete for deals by positioning himself as, the “Trusted Expert” with his own book.

Max will also share how you can copy his strategy to Stand Out from the competition...even if you’re not a writer. You definitely don’t want to miss this. Especially if you are investing in a market packed with flippers and wholesalers… all chasing the same motivated seller leads.

Good morning,

There's a quick question I'd like your help with.

Many of our Members and Associates, including myself, have State Licenses: CSL and RE (Construction Supervisor license & Real Estate Broker license). These licenses require periodic continuing education hours and renewal fees.

We're often asked, Who do you recommend for the 12 hour Continuing Education hours?

Some of the CSL providers are:

*CSI-Institute dot com

*MassConstruction dot com

*MA-Construction-Supervisor dot net

*247Mass dot net/license

and RE

*MaOnlineCe dot net

*Mass-RealEstateSchool dot net

*MyReSchool dot net

If you're licensed, Can you send us a quick response answering,

Where are you taking your Continuing Education hours? And Why with that provider?

Thanks, Mike Hurney, [email protected] Director MassRealEstate dot net & NewHampshireREIA dot org PO Box 307, Marblehead, MA 01945

PS You folks know the dot net and dot com are used, so we don't get stuck in your email filters;-)

PPS I'll send you the results of your responses on Friday, thanks again, Mike

##Did You Know? that Home Depot continues to Audit our membership for those Contractors that maintain an Active account with us (Only $99/year). It seems they're giving back a huge amount (2%Cashback, 20% off Liquid paint at the cash register checkout, special Appliance catalog & Bid room review on purchases over $1700.) on the $1.5B we spend annually with them. And they're interested in helping organize purchases for us Contractors and Investors! Stay current. Questions? email me ASAP, Mike

I look forward to see you soon, we're just North of Boston Massachusetts and a little South of Nashua New Hampshire!

Good morning,

Next meeting, OnLine - Wednesday 5/26 - 6:30-9pm

1. Quick Update on the Market. AND if you've been thinking about Selling a home, NOW IS THE TIME! When Demand is still High and Inventory is Low, there is an abundance of buyers looking for a home just like yours. Sellers are Selling Fast and for Top Dollar. You're welcome to contact [email protected] for a Complimentary Market Analysis of your Home.

Also, when you're looking at a new "Farm" (area, City/Town to invest in) it's important to identify the fastest moving "bracket" of Properties, who wants to get into a project that takes years to turn around? OR Worse one that takes longer than a year to Sell?? We'll quickly analyze two areas so you'll see where to spend your time and effort. Want YOUR area analyzed also? Send me a quick email ASAP (not 5 minutes before our Wednesday, 5/26 6:30-9pm meeting;-) Mike

2. CDC Moratorium on Evictions is on, Extended, Unconstitutional, Knocked Down by a Federal Court, It's Extended & Extended, Confused? You won't be for long with...

The JunkYard Dog of Eviction Attorneys will Show us How he's helping MANY Landlords Solve this Problem Expeditiously and to everyones satisfaction. You know from the past that Attorney Rick is a Professional who focuses with Brevity on Success! Whether you're a Landlord, Tenant or Investor (who may go to Plan B - Rent instead of Selling...) you don't want to miss his Presentation.

3. I'm still convinced this Niche, Investing in Mobile Home Parks, is one of the best CashFlow opportunities. There's a BootCamp coming up June 4-6, 2021 where you're welcome to join me, with a significant discount for our Members! Mike

4. Then we'll do a Deep Dive into Construction Materials: Current Prices, Where they're headed & Most importantly ALTERNATIVES!

5. An update on a Kitchen we're UpGrading in Salem and what's happening with that Single family we've been starting in West Roxbury.

6. If time permits what have YOU been up to, any offerings or requests (Buy/Sell & Networking)? Actually, if you've got something HOT (Pending P&S that's in trouble? How to estimate an offer (No addresses please, unless you're under Contract) call/email us right away or interrupt on the Call Wednesday!

I look forward to see you! On-Line next WEDNESDAY, May 26, 2021 6:30-9pm

@Jacquelyn First Folks moved in with no refrigerator there and now they're asking for one? I'd look at my cash flow and include it, right it down over X years. Also I think you can get a Home Warranty that covers appliances, if it's not too expensive...
