When I began buying Income Property in Massachusetts, all I heard was Mass is a Tenant state, you are crazy, buy somewhere else.
So being an Engineer and always looking for Solutions...I went and sat through many sessions of Housing Court and found that Attorneys have CEUs which I then attended. Both not only gave me Huge insight to Tenant/Landlords laws but also what's the Disposition of the Courts! (& I gained many contacts with Judges, Attorneys and Landlords unfortunate enough to end up in Housing Court)!
IMHO You should do the same, study the Laws and how they are Enacted, like your life depends on it (actually your Financial Life does! While you finance this whole charade:-(

Usually I have students/partners read (& write a paragraph Summary) on Acres of Diamonds, Blue Vase & Richest Man in Babylon. Then hit the streets for 5 hours for every 1 hour class/reading/studying Real Estate. It's usually a Success formula if you're committed;-) Mike

I've seen some friends use different Business Entities i.e. Realty Trusts, Family Limited partnerships, LLCs & LLPs...
Others load up on Insurance.
Still others strip out all the Equity.
However each requires some expertise and effort:
Business Entities may need Officers, periodic meetings and recorded minutes.
The most comprehensive insurance coverage can result in a claim denial with the wrong words on a recorded report. I always use an Adjuster like Len Theran at ProfLossAdjuster.
The "Stripped Out" equity has to be really Stripped out, in other Iron Clad entities.
I use a combination of all three, mainly Insurance and Equity protection.

Almost a year ago 3/20 I had new Leases with 2-3% increases, then the covid hit and I thought I'd wait a month or two;-)
So now I'm renewing leases with those increases... Mike (Boston & North)
