Robbie & I took advantage of it and were very pleased with updating and redrafting these important documents (our youngest daughter wasn't on any of those Documents, because she hadn't even been born when we originally drafted them:-(.

Spoken like a true Broker with no skin in the game (no rentals:-(
We probably know more about our Tenants than we do about family members (Credit check and Google search). A quick call should let you know what's going on. If you can't do that, maybe you should be in the stock market. This is a people business and you may not realize the people skills and insight you already have. (or record the call and let your spouse listen to it;-)

Which of the 22 most Important remodeling projects you should focus on... as in what's the Cost vs Value (Payback) ratio?
This is what takes me from the Wholesale Buy to the Retail Sell market.
Also which properties are even worth the Rehab? They say the money is in the Buy, let's make sure we're buying at the right price with this Estimating review! Otherwise, Why would you even be doing this?
Rehab Tools:
My buddy Pete has put together a program - "How to Upgrade your Rehab Tool Box". It consists of a carryable tool box with 25 tools and products that others won't tell you about. This can save you significant time and money. It is Equipment REQUIRED for us Investors, Landlords & Contractors.
