1. I'm more interested in this being a teachable moment (for you).

2. When a Tenant gives me notice, I ask for 60 days but usually get 30 (legally in the TAW or Lease). I go right to the property and do a walk through, with them.
e.g. "OK this isn't "normal wear and tear" and I don't want ANY of your Security Deposit! So please get all these things done ASAP, here's some of the Contractors I use or you can get your own, otherwise it's $X for this and $Y for that, etc." "And what can I do to help you move? Got a truck? Date? Need moving blankets so you don't tear my house apart?"

PS 4. I'm surprised you're cautious about being seen by these Tenants??? When I started, just a couple of short decades ago, folks said, Have a PO Box and Unlisted phone number so the Tenants can't Find you or Get you or something." This never made sense to me, so ALL my Tenants have my cell for 24/7 access and know where I live. I want to know about a problem/situation ASAP. (today a 12 year old kid can find EVERYTHING, including SS & DOB, about you in less than 5 minutes. Why try and hide?)

@Justin Bautista I don't think Sue K. really sounds like a Landlord.
I'm more concerned with whether the Tenant will say they were there when they moved in.
I always go through an apartment with the Tenant as soon as they give notice. Then we agree on what was there and what's new. New - I tell them I don't want your Stinkin' Security Deposit, so is there anyway you can fix whatever is wrong? Or I can send a person over and you can have him fix it and pay him directly.
