@Kyle Keller

1. I'm more interested in this being a teachable moment (for you).

WID, WH, WIWID???

2. When a Tenant gives me notice, I ask for 60 days but usually get 30 (legally in the TAW or Lease). I go right to the property and do a walk through, with them.

e.g. "OK this isn't "normal wear and tear" and I don't want ANY of your Security Deposit! So please get all these things done ASAP, here's some of the Contractors I use or you can get your own, otherwise it's $X for this and $Y for that, etc." "And what can I do to help you move? Got a truck? Date? Need moving blankets so you don't tear my house apart?"

Who's the guy that said:

3. "...Just ignore them and wait for the keys..." Typical Real Estate Broker with no skin in the game!

Mike

PS 4. I'm surprised you're cautious about being seen by these Tenants??? When I started, just a couple of short decades ago, folks said, Have a PO Box and Unlisted phone number so the Tenants can't Find you or Get you or something." This never made sense to me, so ALL my Tenants have my cell for 24/7 access and know where I live. I want to know about a problem/situation ASAP. (today a 12 year old kid can find EVERYTHING, including SS & DOB, about you in less than 5 minutes. Why try and hide?)

Good luck Kyle!

2b. & By the Bye Now that we have some time on our hands you may find it advantageous to put these important documents together:

Power of Attorney

Health Care Proxy

Will

Last year Attorney Jonathan spoke at our Main meeting, had us at a Saturday Seminar and offered to put the complete package together for a nominal fee. Robbie & I took advantage of it and were very pleased with updating and redrafting these important documents (our youngest daughter wasn't on any of those Documents, because she hadn't even been born when we originally drafted them:-(.

3. What are the Programs in the CARES Act that we're hearing so much about. Which ones do you qualify for? Which are not worth it because of the inevitable "land mines"!

I look forward to see you this evening!

Mike Hurney, Director, MassRealEstate.net & NewHampshireREIA.org PO Box 307, Marblehead, MA 01945

& of course we're located just outside Boston, Massachusetts and a little South of New Hampshire!

@Justin Bautista "...But even though she hasn’t been the best tenant,..." What went wrong? Did you screen her yourself?

@Justin Bautista I don't think Sue K. really sounds like a Landlord.

I'm more concerned with whether the Tenant will say they were there when they moved in.

I always go through an apartment with the Tenant as soon as they give notice. Then we agree on what was there and what's new. New - I tell them I don't want your Stinkin' Security Deposit, so is there anyway you can fix whatever is wrong? Or I can send a person over and you can have him fix it and pay him directly.
