Why you gotta hate on my crappy team :/
If we don't get ultimately end up getting him, we'll probably keep making horrible decisions and one of two things will happen. 1. I'll die before they do anything respectable again. 2. they'll get sold off to some new place where that owner and head coach makes a championship legacy out of them...

I'm assuming its the same or similar for most areas but if the property has a MLS type of lockbox, you'll need a MLS type of 'key'.
To obtain this key legally, well, as you can imagine the rest....
For props that don't have MLS lockbox(combination style), I assume you could just pretend you're a realtor or whatever and obtain the code.
Try it, let me know how that works for you.

shows Phoenix +0.6 in home prices which makes sense as I've seen some difficulty lately in getting expected discounts and more competition.
I would've thought Vegas and CA would've done better than they are.

Depending on where you are and how many 90day lates show up daily or weekly, I say NO follow ups. Send out at the very least 200 a week.
Why chase the same people over and over when there are soooo many new leads coming in. Again, this is dependent on your market of course.
And answer your phone!

are you looking for a AZ specific or local agent? Do you have a specific need?
There's been a lot of discussion about insurance and companies here over the last few years. If you use the search function at the top right of the screen, type in insurance and then look the 'newest results' or something similar to that towards the top right of your search results, it should prove very helpful.
I personally have never used a local agent. I have experience with foremost and farmers and allstate.
