The director finally told me to send his boss an email. Dealing with the Gov't is frustrating, but overall its been a good relationship.

Does anyone know if you can appeal a HUD decision to abate a rental payment for a unit not passing inspection in time?
They sent the abatement and cutoff letter to the wrong address so I wasn't aware of the cutoff date. I missed it by 15 days and now they are only paying one half month rent.
I swear I did not recieve a lot of the letters they sent, but supposedly they sent them to the correct address.
I realize I should have been more on top of things by communicating with them and the renter, but I am several hours away.
Just wondering if anyone has run into this?
Does anyone know if you can appeal HUD's decision?

Talked with a guy today that has a home appraised for around 145 to 150, 4 br 2 ba in nice neighborhood.
He says its going to be auctioned off in two weeks. He owes 134, but it was listed at 119 in October and 152 recently.
His % is 10 and payments around 1300. I thought if I could get him to modify the loan and then do a subject to, I may be able to turn around and rent or lease purchase or sell.
Two problems: There is not a whole lot of equity, nor is there a whole lot of time.
I think the bank is Chase.

Wow, the eugenics quote is scary, not sure how that has rabbit tailed to healthcare?
I echo Tod's sentiment on abortion, not just a private choice when there is another life to weigh.
As far as healthcare, G. Bush really expanded healthcare and got insurance Companies in on the earnings. I think Obama wants to eliminate Private Insurers but not let them know until the Gov't plan takes over. Its going to eventually happen, just hope the kinks are worked out and private choices are upheld.

Watching the Burg News, someone has been randomly setting vacant homes in pittsburgh on fire. If you buy a vacant home there, move quickly.
I would really research the neighborhoods in Pittsburgh. I'm sure not all areas are as popular.

Just a note about Craigslist: Beware of Scammers.
I have a lady supposedly from the UK who said she wanted my apartment site unseen and that she wanted my address, phone number, name etc so her Dad could mail me a check. Apparently, the scammers overpay and then have you wire money back to them.
Another scam on CL is people who rent places they don't own and collect three or four deposits and then split.

A couple books come to mind, "The RIchest Man in Babylon." I read it in Combinded Insurance sales school. Im pretty sure the guy took 30% of every pay check and payed himself and a charity first.
The second book is "The Millionaire next Door." Profiles a lot of millionaires and a common thread amongst them, despite popular perception, was Frugality, like single ply toilet paper, etc.

The checks and balances of our three branches of Government protect our constitutional rights, although it can seem like legislative laws with huge government spending ,enacted during bad times, erode our rights and privileges; but, we can always elect new leaders and go another direction, hence the wisdom of our founding fathers. I don't think the sky is falling yet. It takes tough times to make tough people. We've had things too good.

Larry Goins has a new book "Getting started in real estate day trading"
I got a copy at one of his weekend seminars. He is pretty comprehensive. With
wholesaling, it seems like there are a lot of steps involved and a lot of groundwork necessary to insure success.
Like cooking a four course dinner, each ingredient and meal is important.
Sometimes it is advertised as easy as making a PBJ sandwich.
