Also don't let your emotions get involved to me if I love a house my problem would be doing an over budget rehab. If you can find a good contractor to do some of these walk throughs with you it might help with the emotional jitters all in all you have done your homework well so it will be up to your gut just remember don't buy on emotions, good luck hope it all turns out well.

@ Jim Keller congrats on the possible new found lender, the one thing to keep in mind is to protect you and your lender at all cost. Have a nice long conversation with him about what risks are involved and please I can't stress this enough have an attorney draw you up some papers for this adventure. You never want to see things turn bad but you want your lender and including yourself to be protected in case something were to go wrong, good luck sir I really hope this works out well for you.

@Ryan D. I had thought of using the exact same thing only difference I was gonna use word of mouth also, instead of just Facebook I personally don't see this as illegal but maybe someone else will know something I don't.

@Chip Chronister do you have any of the specific numbers on the property? Purchase price, number of vacancies monthly, cost of rent per door, show the math, the people on the site can help but they need to know specifics.

@Jeremiah O'Neill this is way to high, word of advice if you plan making a lot of changes, get a quote several ways. 1 opening up all the walls and having it all sheetrocked  and have you electrician quote you with the studs exposed if I am wiring a house a charge a lot less for an exposed wall versus ones I have to cut everything in it is very time consuming. 2 get a quote for an electrical install with non exposed walls this will drive up the cost on the electrical side but lower the sheetrock side then you should be able to determine which way is cheaper.

@Angel Acosta that is a lot of profit ate up just on getting the loan, me personally I would look for other options possibly finding a private money lenders.

@Michael Johnson there is really no magic pill when it comes to finding deals off of the market. Your local news paper and a direct mail marketing along with advertising is your best way of finding deals off of the market. Most of these foreclosure web sites give you the exact same properties that are on the MLS.
