I would recommend you meet with at least 2 property managers.  They will be able to look at your house and give you an estimate of how much it will rent for.  They can also explain their property management services.  Being a landlord is difficult, especially being an out of state landlord.   Using a good property manager will make it a lot easier.

It looks like a good deal since it meets the 1% rule. To make sure it's a good deal, you should include the rest of the expenses in your calculations; insurance, vacancy factor, maintenance reserves, HOA (if applicable) and property management. Hope this helps.

I have experience with SFHs and am interested in duplexes in the OKC area.  Are there any major differences between SFHs and a duplexes (special licenses, inspections, etc)?
