Better than West Allis and more overpriced too! In full disclosure, I'm bullish maybe bias as well on West Allis, West Milwaukee, and Cudahy.

@Account Closed  - who told you can get that amount for rent? Did you get three estimates on the work that needs to be done? That cost needs to be factored in. Besides that that numbers look ok. Reach out to someone locally to walk through the property with you.

@William S. - Brown Deer is a good rental market. You shouldn't have any trouble finding a good tenant more finding a deal that makes sense. Run the number like you would any deal and follow the numbers. Let me know if I can be of any service.

@Lorraine B. Thank you so much, the pleasure was all mine.  @Joshua Martin - It is getting a 10% cap rate and a 16% cash on cash return. This is based on charging below market rent to her brother.  The property has great upside, with or without forced appreciation, she will be able to see a profit when she decides to sell. 

The deal works because the upper tenant is paying most of the mortgage and escrow except $52.00, and the icing on the cake is, provide affordable housing to her brother.
