@Ryan Sharpee I just checked and the house is under contract. Someone thought it was a good deal. Every deal that you do will not be a home run. From what I read above it seems like the price is about right based on the location. I think the rents had some upside based on the condition of the house; there were more photos on MLS, closer to an extra $250.

The last thing is that you can't be afraid to of write offers at the price you think makes sense based on the numbers you need to have. This does not mean writing a lot of lowball offers and seeing what will stick.

@Josh Martin the condo market is back in downtown Milwaukee. You should be able to sell the condo and 1031 the profits into a new investment.

@Andri Artayudianto what are your concerns? To piggyback off @Account Closed you can anticipate a positive test result if you tested many houses build prior to 1978. Many of the issues are around the windows, this is why the city of Milwaukee have a lead-based paint window replacement program for certain zip codes.

@Darren Liedtke if I was you I would pose the question as a new form post to get many different perspectives but if you insist what I can tell you is that everyone has habits; successful people have good habits, lazy people have bad ones. The real trick is to figure out what those activities are and turn them into a habit.  

The activities vary depending on what you want to do.

@Darren Liedtke no crystal ball; only time can tell, but what you described above is the process, one house, one block at a time. The good news is that Milwaukee is small and rents are high. Supply and demand says that when demand is greater than supply the price goes up, supply is low at the moment. 

The biggest downsize to Milwaukee market is the school system. The surrounding area will always have higher demand until this problem is solved.
