You can find a good deal on MLS but that doesn't mean that you will get the deal. Many investors are overpaying for the property. Find a good wholesaler, if you can become a reliable buyer you will get exclusive deals.

@Thomas Greeley welcome to BP.  Will you be focusing in the Fond Du Lac area or open to investing in Milwaukee? 

How many units are you looking to purchase? Are you intending to use the cash for a straight out purchase or down payment? I have a few leads on some property between 14 - 24 units.   Inbox me if you want to discuss.

I have a client who only buys none performing notes for this reason all the risk is factored in at the time of purchase.
