@Daniel Burant that is a great plan. We help many first time investors buy an owner-occupied duplex as their first investment. I think your biggest obstacle will be finding the right neighborhood to move into at the price you want to pay. Buying as an owner-occupant, I would advise not to put 20% down, 5% will do, and you use the extra cash for your next deal (BRRRR) or a repair reserve.

@Greg Miller makes a good point too but you will not find any value-add deals that qualify FHA.

US Bank and Landmark Credit Union are very completive and are the top two in lenders in investment properties. Waterstone Bank would be the Third but they are a little harder to deal with.

@Stephanie Grady Some local meetups in Milwaukee are Milwaukee REIA, Apartment Association of SE WI and Brew City REI. I help run Brew City REI and we have meetups the last Saturday of each month (except 3 months in summer where there are no formal meetups, just networking side events). I'd suggest attending at least one meetup of each group to experience it and the nice thing is, there are different members in each of these meetups.

@Alex Witte   I'm glad to see everything is working out. Did you get it rented yet?
