I can say I was PM #3. I tried my best and at that moment in time I found out that wasn't t built to be a property manager even though I'm knowledgeable about management. Sorry @Azita S. I don't do a better job.

In Milwaukee what property type did you have? Many landlords and property managers have figured out a way to charge their tenants water above the rent amount.

Milwaukee is a great place for rentals but as stated above the hardest part is managing the property. Whether managing the property yourself or hiring someone for a fee, in the beginning, there will be different challenges that will make or break you. Be prepared to make some visits to the city after you make your purchase.

Hi,
Looking for feedback from local Milwaukee investors.
I currently reside in CA but am interested in exploring the MKE market as I have family there and a property manager I might be able to add to my team. Seeking a small multi family that will require low-moderate rehab and cash flow nicely.
After briefly researching online it appears to be a favorable market with decent population growth / ave cap rate.
Questions I have:
- Top emerging neighborhoods around the area? A. Harambe neighborhood comes to mind or maybe south Milwaukee but In terms of cost per property the city Milwaukee really does not have any emerging neighborhood.
- Best cash flowing areas?
- Indicators of industry/job growth?
- For those with rental properties: are you increasing rents each year? If so, what %?
- Any areas to avoid? Anything to watch out for? A. Avoid low income porperties or high crime area you need to manage them yourself to be successful
Thanks in advance!

Good deals are hard to find but people are still making purchases. Just take your time and find the right deal.

I have a deal on the table for 10 Unit's, all duplex's in Wisconsin. I don't think I'd be able to get a conventional loan due to in being multiple units. Would need to raise 450k. Any suggestions on how to raise capital or find partner's for this deal?
What are the ARVs on the properties? Do you have any money to put down?

@Stuart Marshall I believe @Aaron Stuiber was the selling agent on the property you are speaking of. He would be a good person to call for assistance.
