@Kyler Cook I would buy any deal if the numbers make sense. I worry if you wait for a side by side solely when one comes you will overpay for it. Time value of money tells you that you should find a deal today and make some money.

@Isaac A Haight  Great job on find a deal and making it work. There are budget contingencies of typically 20% depending on the size of the project. All things being equal, most investors usually anticipate the unknowns by including those cost in their budget. For myself, I usually go over budget by putting more expensive stuff on the property, it really is a curse.
