I have family connections with a property management company in Milwaukee, which is my main reason for focusing on this market. Also reading through the CAFR everything looks pretty steady with the principal employers, unemployment and city financials. Homes are at a much lower price point than where I live in CA. There is some promising cash flow opportunity, however, I haven't seen any cash-on-cash returns higher than around 7-8% with the duplexes I have seen. Could be my conservative numbers? 

Some draw backs are high crime rates, old homes and low ranking schools. I'm willing to pay a premium to lock in good tenants in a nicer area. 

What are your thoughts on Milwaukee for buy any hold SFH and small MFR?

 I think there are still deals to be had in Milwaukee, WI. I'm Looking to purchase 8- 10 properties this year myself. I have two deal under contract so far and a few more in the pipeline.

@Raven Hampton I would be very wary of doing flips at this time. There are a lot of flippers in the market and a lot of finished product on the market. You should see how you can partner with someone with experience.

@Greg Earnest the Housing Authority of the City of Milwaukee can be another resource. The selection -8 program subsidize low-income families rent for 1000s of residents.  They pay based on the market rent and property type e.g.  SF, Duplex, sq ft,  parking etc. Contact the rent assistance office and ask them what they are paying for the neighborhood you are looking to invest in (provide an address to a similar property)  and the feature you plan to include and they will tell you exactly what the rent is.
